Portfolio origination
The start of any partnership between DMPM and an investor begins with mapping out the investor’s needs and requirements. Together, we define investment objectives and criteria, including duration, risk appetite, redemption type, ESG preference, and return expectations. Throughout our partnership, DMPM handles all operational tasks related to pipeline management and mortgage loan portfolios. This includes overseeing an efficient underwriting process, making credit decisions on new mortgage loans and setting interest rates.
All of DMPM's operational functions are performed in accordance with the standards set out in the ISAE 3402 framework. This ensures robust internal controls and compliance with industry regulations.
Risk management
Throughout our partnership, we aim to avoid that investors are confronted with unwelcome surprises. As we deliver investment returns, we continually monitor the performance of the investments over time and periodically forecast portfolio development, which allows investors to anticipate.
We map the risks associated with the portfolio and, by anticipating what will happen to cash flows, potential losses, arrears and other forms of risk in the portfolio, we proactively implement and/or advice mitigating controls to protect investors' interests.
Monitoring and communication
The best results are achieved if both parties view the investment mandate as a true partnership. We believe that frequent and open communication is an important element in achieving the investment objectives. Therefore, we provide regular updates and insights into the Dutch mortgage market through our website, including a Quarterly Market Update.
Additionally, investors have access to a personalised reporting dashboard, offering real-time data on market and portfolio developments. Our bespoke Quarterly Investors Update ensures investors stay informed about pipeline and mortgage loan portfolio performance. If required, we can provide additional services such as performance benchmarking and portfolio valuation.
