Investing in Dutch mortgages

Different objectives require different structural solutions: from tailor-made individual to collective, multi-lender mandates.Some investors may seek to deploy significant funds over an extended period of time, while others may opt for a one-off investment of a more modest size. In addition, different risk preferences, such as exposure to NHG-mortgages, play a crucial role in determining the ideal investment solution.

Plug & play solutions 

Over the years, DMPM has developed a range of investment solutions to meet the full spectrum of investor requirements. Our collective investment platform offers both NHG-guaranteed and non-NHG mortgage exposure. Within the platform, we offer 12 plug-and-play investment options, each with their own characteristics such as duration, risk profile, market size and redemption types. This allows investors to create a portfolio based on a forward flow agreement, which matches their risk return appetite. Read more about our collective investment structures.

Tailor made investment solutions 

For larger mandates (starting from approximately €5 billion), DMPM offers support in establishing a custom mortgage label, distribution strategy and mortgage product. As the investor matures, it can gradually take over parts of the service from DMPM. In this way, we promote a growth model that ultimately enables the investor to operate as an originator in the Dutch mortgage market.

Investment structures

After evaluating the options mentioned above in collaboration with the investor, we define the specifics of the investment mandate. Subsequently, we initiate the origination of mortgages through our own Lendor of Records, and sell the mortgage receivables either directly to the investor or to a special vehicle, such as an SPV or FGR, set up for mortgage investments.
