Portfolio origination

The key objective for investors is to find the right balance between return and risk. To achieve this, investors can choose to benefit from DMPM as Lenders of Record with the required Wft licences. We handle the administrative and regulatory complexities of lending, while allowing investors to focus on their core investment objectives with confidence.

Our responsibilities as Lender of Record

All DMPM subsidiaries acting as originators hold the necessary Wft licences (2:60 and 2:80) to offer mortgage credit and are supervised by the Authority for the Financial Markets (AFM). In this capacity, DMPM is responsible for all lending activities within the investment structures we manage. This includes regulatory compliance, administration and accounting.

In addition, DMPM is formally responsible for product approval and ongoing monitoring of product characteristics and relevant market developments. DMPM is also responsible for the outsourcing management of third party services with its sister company Quion.

Compliance with EBA guidelines on outsourcing

When outsourcing activities, banks must comply with various laws and regulations, including the European Banking Authority (EBA) Guidelines on Outsourcing. According to these guidelines, outsourced activities classified as 'critical' or 'important' must comply with various documentation requirements. DMPM helps banks meet the requirements of the EBA guidelines in line with their own policies and procedures. We help to ensure that the outsourcing contract is compliant and to demonstrate compliance to regulators and others to whom they are accountable.

Benefits for investors

When investors choose DMPM as their Lender of Record, they are relieved of a number of obligations:

  • Compliance: as Lender of Record with an AFM license to offer mortgage credit, we ensure that all lending activities comply with regulatory requirements, mitigating reputational risks for investors.
  • Administrative tasks: by entrusting lending operations to a dedicated partner, investors are not burdened by administrative tasks.
  • Risk Management: we take responsibility for assessing borrower creditworthiness, managing loan documentation, and monitoring repayment, thereby helping investors mitigate lending risks.
  • Scalability: whether managing a single loan or a large portfolio, our Lender of Record services are scalable to meet the needs of investors of all sizes.
