Mortgage loan servicing and underwriting

Underwriting helps lenders to mitigate the risk of default by ensuring that borrowers have the financial capacity to repay the loan and that the property serves as a viable security for the loan. It is a critical step in the mortgage lending process, as it helps maintain the lender's financial health while providing borrowers with access to financing for homeownership or property investment.

In-house underwriting process

To protect its investors from unnecessary risk, DMPM handles the mortgage loan underwriting process in-house, cooperating with its sister company Quion, the largest mortgage servicer in the Netherlands. DMPM is responsible for the quality management of the underwriting process. Periodic audits and continuous monitoring ensure that the underwriting process is compliant. Based on this input, we make continuous improvements to streamline processes.

Through Quion, we provide the following mortgage loan services:

  • Underwriting
  • Primary servicing
  • Special servicing (arrears management)
  • Financial administration (accounting)

Highest market standards

With the highest Fitch ratings in Europe for both Special and Primary Servicing, ISO 27001 certification and an ISAE 3402 Type 2 statement, we guarantee that our operations meet the highest market standards. During the underwriting process, we assess various aspects of the borrower's financial situation, including income, employment history, credit score, debt-to-income ratio and the value of the property being financed. Based on this assessment, the lender decides whether to approve the mortgage loan, the loan amount and the terms, such as the interest rate and repayment schedule.
